I loved it. The lies, the secrets, the intrigue had me turning pages so fast. Everyone had dirt, no one was innocent, and it was scandalously wonderful.

If you moved into a new neighborhood and started to sense that something was very wrong, would you start asking questions or keep your head down and hope it passed?

The Story

What Lies Next Door follows Sophia and Josh Miller, a couple desperate for a fresh start in a quiet Virginia Beach neighborhood. Edgewood Estates looks like everything they have been searching for. Beautiful homes, friendly neighbors, the promise of safety. But something feels wrong from the very beginning. The neighbors watch too carefully. Conversations stop when Sophia enters the room. And then there is Hana Wilson, charming and warm and always smiling, who inserts herself into Sophia’s life with homemade cookies and constant attention and something unsettling lurking underneath all of it. When a woman connected to Josh vanishes and a body is discovered just steps from their home, Edgewood Estates transforms from a dream community into a nightmare. And Sophia realizes someone has been watching them from the very beginning.

Reading Experience

Everyone in this book is a heaping pile of hot mess. These characters could not make a good decision to save their lives, figuratively and literally. And the fun part is that their individual stories of deceit intertwined with each other to create one giant web of catastrophe. I loved every second of it. The pages turned fast and I did not want to stop.

Writing Style

Shelly M. Patel puts you directly inside the heads of her emotionally disturbed characters and that is what I love about her books. Her characters are messy and real and they make big mistakes and then have absolutely no idea how to handle those mistakes without digging themselves into even bigger holes. She writes their thoughts and feelings so realistically that you feel like you are genuinely living their experiences. And the fact that she achieves that in a multi-POV book like this is genuinely impressive. Staying inside so many different messy heads without losing the thread of any of them is not easy and she does it beautifully.

Characters

Each character seemed to be solely focused on their own interests, desires, and needs, and some were pretty ruthless about achieving those goals. They acted without consideration for who they might be hurting or how their decisions might play out long term. Their greed and their appetite for immediate satisfaction got them into so many disasters and produced so many lies that it became genuinely hard to figure out who exactly to root for. And yet somehow you wanted all of them to get their happy ending. That push and pull kept me completely hooked.

Heartbeat

The heartbeat of this book is the truth that impulsive decisions make a lasting impact and you have to consider the results before you act. Building trust was thrown completely to the wind in Edgewood Estates and the fallout of that is what drives everything. It is also a reminder that you truly never know what someone else is up to, no matter how well you think you know them or how safe your neighborhood looks.

Final Thoughts

What Lies Next Door is an absolute blast of a psychological thriller and I loved it. I have read Shelly’s work before and was so excited to join this ARC team, and her talent held up completely. I loved this book and her writing style just as much as the first time I discovered her. If you like well written messy characters and thrills that keep you guessing until the very last page, this one is for you.

What Lies Next Door will be released July 23, 2026.
